How Our Process Helps You Sell Your House Fast

Step 1 – Cleanout and Property Prep
We start with what we do best: estate cleanouts, hoarder cleanouts, or whole-house cleanouts in East Stroudsburg, Pennsylvania.
We remove furniture, junk, trash, and debris, and can also help with demo and basic to deep cleaning so the home is ready for inspections, repairs, or listing photos.
Step 2 – Talk About Your Plan to Sell
If you already have your own realtor, we’re happy to work with them. If you don’t — or you’re not getting
results — we’ll ask about:
- How quickly you’d like to sell your house.
- Whether you’re local or out of town/out of state.
- How much more time, money, and energy you want to invest in the property.
This helps us know whether to connect you with our trusted local realtor and what kind of strategy fits you best.
Step 3 – Introduction to Our Trusted Local Realtor
With your permission, we introduce you to our realtor partner — someone we trust with our own clients. They’ll review the property, talk with you about your goals, and lay out a clear, easy-to-understand pricing and listing plan.
You’ll know:
- Whether they recommend selling as-is or after basic repairs.
- How they arrived at their suggested list price for your home.
- What costs you can expect along the way — explained in plain language.
From there, they handle the communication with buyers, attorneys, title companies, and other parties,
keeping you updated without dragging you into every little back-and-forth.
Step 4 – Listing, Showings & Offers
Your realtor will handle listing your house on the MLS and major websites, arranging showings and open houses,
and reviewing and negotiating offers. The goal is simple: a solid buyer, a smooth transaction, and a closing
that fits your timeline as much as possible.
Step 5 – From Contract to Closing
Once you accept an offer, your realtor guides you from contract to closing — paperwork, inspections,
and all those moving pieces. If you’re out of town, much of this can be handled remotely, with electronic
signatures and phone/email communication.
Many of the properties we’ve helped prepare have gone from cleanout to under contract in a relatively short
period of time, and closed within a few months, depending on the market and the specific situation. While no
